The process begins with a consultation — Stefan reviews your plans (or discusses your vision if plans aren't yet developed), visits the lot, and provides a detailed estimate. Once the contract is in place, permits are submitted and site work begins: excavation, foundation, and utilities. Framing goes up next, followed by the roof, windows, and exterior sheathing to get the structure weathertight.
Interior rough-in follows: electrical, plumbing, HVAC, and any structural steel or engineered components. Inspections happen at each stage before walls are closed. Then insulation, drywall, and the interior build-out: flooring, cabinetry, tile, fixtures, paint, trim, and all finish details. Exterior work — siding, stone, masonry, landscaping grading — is coordinated alongside the interior schedule. Stefan manages every phase on site and keeps you informed with regular updates. The project finishes with a walkthrough, punch list, final inspections, and certificate of occupancy.
New home construction requires the most extensive permitting of any project type. Building permits, trade permits (electrical, plumbing, mechanical), zoning approval, and in many North Shore communities, architectural review board approval. Setback requirements, lot coverage limits, height restrictions, tree preservation ordinances, and stormwater management requirements all apply. Each municipality has its own code — Wilmette, Glencoe, Highland Park, and Lake Forest each have specific requirements that differ from the City of Chicago.
We manage the full permit and inspection process. This includes coordinating with your architect on code-compliant drawings, submitting applications, responding to plan review comments, and scheduling inspections at every construction milestone: foundation, framing, rough-in, insulation, and final. For projects requiring zoning variations or architectural review, we work with the appropriate boards and commissions.
